Down Leopards Hill Road, to the southeast of Lusaka is a the spacious, quiet and tranquil area of New Kasama, boasting large properties for both residential and commercial usage. Residents in the area enjoy some of the most undisturbed views in Lusaka. This has made the area a popular choice for diplomats, expatriates and other prominent figures.


Distance from Key Points

New Kasama is just under 25 km from Kenneth Kaunda International Airport (KKIA), which translates to a 40-minute drive depending on traffic. The Lusaka CBD is a similar distance away (22.2 km).


Arguably the most prestigious school in Lusaka – the American International School of Lusaka (AISL) – is located in New Kasama, and is part of the reason why diplomats and expats choose to live in the area. The school boasts modern facilities, competitive academic and extracurricular activities, and is regarded very highly across the country. Other prominent primary and secondary schools nearby are Crested Crane Academy and Lake Road PTA School, which are located more centrally towards town. The renowned Musikili Primary School also has a satellite school in the area.

For higher education, the University of Lusaka (UNILUS) has a campus located in New Kasama as well, which in recent years has seen an increase in demand for affordable student housing.

Shopping Malls

As an area that is still burgeoning and developing more and more each year, New Kasama has few, but unique shopping solutions for residents in the area. There is the newly-developed Leopards Hill Mall, which has a variety of shopping solutions and is occasionally  home to some events and activities in the area. There is also the Aquarius Lifestyle Centre, which offers more of the same. For a more unique, niche clientele, there is The Village, which is a more bespoke shopping complex that offers a distinct experience. Apart from Leopards Hill Mall, for a more conventional shopping experience closer to town, there is Crossroads Shopping Center, which is located at the junction that separates Woodlands, Kabulonga, and New Kasama itself.


Because New Kasama is located a bit further out of town, the healthcare facilities in the area itself are few and far between. There is a health center located within State Lodge,  but accessing the more modern healthcare facilities requires you to drive to surrounding areas like Woodlands. Here, there are a number of hospitals, such as St. John’s Hospital, Mum’s Care Hospital, and the state-of-the-art military hospital, Maina Soko.


Special Attractions (Restaurants, etc.)

Part of New Kasama’s appeal is how it stands out when it comes to unique activities and attractions. There are a number of different places that offer dynamic experiences. The Village, which is a bespoke shopping center, is a hub of activity and has boutique shopping experiences and events frequently. The restaurant there, aptly named ‘The Villagers,’ is renowned for its quality. Another restaurant widely respected in the area is Sugarbush Café, which is a hub for activities like Sugarbush Sunday, which is a food and thrift market.

New Kasama is also home to the Leopards Hill Polocrosse Club, which occasionally hosts other events apart from the polo itself. Other places for group activities include The Cross Park and Monkey Pools, which allow for guests to bring in their own food and host picnics and barbeques. For the thrill seekers, the Leopards Hill Motor Park is there for all the motor cross lovers, and Paintball Mania is also there for your enjoyment with friends and family. Kwisoko Game Ranch also offers quad biking as an outdoor activity to enjoy. Further down Leopards Hill Road is Lusaka National Park, which is home to a variety of wildlife for your exploration.

For weddings, outdoor events and other activities, Ananda is a premium venue located in the area. If you’re a fitness enthusiast, the prestigious Lifestyle Gym has a branch in New Kasama along Leopards Hill Road, and there is a Crossfit in the area as well.


Why New Kasama?

Open spaces, large properties, and tranquil scenery are just a few of the reasons residents or businesses would settle in the hills of New Kasama. For businesses, the newly-commissioned Multi-Facility Economic Zone (MFEZ) promises to make the area a hub of business activity, increasing the value of commercial property in the area.
